Though recent guests have been surprised by nature’s “remodel” of the beach out front, there is a bright spot: turtles are abundant and more visible as a lot of their convenient food source, algae-covered rocks, are now above the surface. The beach is looking better than a few months ago, but it has made for a more crowded sandy area outside the resort.
Mana Kai remains the ultimate Kihei vacation rental destination, and although recent negative press at the hand of Governor Josh Green has reduced the island’s tourist count, occupancy remains strong. We manage unit 410, a beautifully kept property owned by a San Diego couple who visit frequently.
We hit 76% occupancy in January, and although one stay was discounted, we hit our target rate average of $650 per night, thanks to some early January days at $950 per night. We hit 92% in February, with two of three bookings hitting the $650 per night target, and a third discounted to a last-minute $459, with owner approval. The owners occupied the unit for most of March, and in April, we hit 86% occupancy at our target rate of between $480 and $560 per night.
With the island’s overall occupancy rate below 60%, we continue to hit our numbers on behalf of our owners.
