Maui Meadows Real Estate: an Overview
This eclectic neighborhood of about 500 homes features minimum half-acre lots, dramatic ocean views, and a sense of getting away from the hustle-bustle of Kihei – yet it’s a four minute drive to one of the best beaches on Maui.
 
Maui Meadows is a residential neighborhood of about 500 homes on the hillside (actually the side of Haleakala Crater) above Wailea. Technically in Kihei, Maui Meadows is unique to South Maui with minimum half-acre lots and zoning that allows an additional cottage to be built. Some  are long-term rentals (no nightly rentals are allowed), and some are caretakers homes. Other Maui Meadows owners opt not to have cottages, and enjoy the expanse of their property. Homes for sale in Wailea begin in the $1.5M range (currently), and elevate to up to $4M, depending on condition, view and location. 
 
There are two entrances to Maui Meadows off the Piilani Highway, and both meander to the top of this Ag-zoned subdivision. Generally, the higher the neighborhood the higher the property value, and those at the very top share a fence with the adjoining 20,l000 acre Ulupalakua Ranch. Many of the properties feature ocean views, and the slightly higher elevation creates slightly cooler temperatures, and a bit more rain. 
 
Pricing is typically in the $1.4 to $2M range, with larger, newer homes moving to $3M. The gated enclave of Kai Malu Estates, tucked in its own section of Maui Meadows, showcases large (4,000+ sf) rarely listed homes on 2-acre parcels in the $5M to $7M range. 
 
Originally developed in the early 1970s, Maui Meadows is an eclectic mix, with an array of styles and architecture. The neighborhood has no sidewalks and very little night lighting, creating a secluded tone that many residents find magical. We purchased our Maui Meadows home about five years ago, and I find it to be an absolute oasis.
 
Another characteristic of the neighborhood is the abundance of fruit trees. Our property is not atypical, and grows Mangos, oranges, tangerines, bananas, papayas, star fruit and avocados. Many properties have pools, and some have tennis courts.
