We’ll focus our New Listings this month on properties that are not on the Minatoya list. We believe that the economics of this new law, and the resulting $200M budget shortfall, will doom it. As an investor myself, however, I wouldn’t buy anything on the list unless I just couldn’t resist the price. There are some excellent vacation rental investment performers on the list. KIHEI BAY VISTA D-207 - $679,000
This entry-level vacation rental sits across the street from Sugar Beach, Maui’s longest stretch of walking sand, in North Kihei. It will require between $50-75K in updating and upgrades to make it a viable rental, in my opinion. We currently manage Kihei Bay Vista B-102 (see link - Vacation-Maui.net: Kihei Bay Vista B-102 in South Maui | Vacation Maui) which is almost constantly booked.
HONUA KAI NR415 - $1,549,000
One of the best, and our favorite, vacation rental properties on Maui, Honua Kai has seen challenges following our tragic fire in August. Occupancy and visitor inclination to visit the rebuilding west side are on the upswing, however, and with 18 units listed at the property, an aggressive search here will likely yield a bargain.
Prices range from $1,405,000 for a 1-bedroom with an ocean peek, to $4.6M for a stunning 3-bedroom with views.
We manage Honua Kai 934 ( Vacation-Maui.net: Honua Kai Hokulani 934 in West Maui | Vacation Maui ), a mountain view 2-bedroom that is consistently booked, and which has generated dozens of glowing 5-star reviews.
Honua Kai NR 415 (see link - Honua Kai NR 415 in West Maui) is the most recent HK unit to list, at $1,549,000.
KALAMA TERRACE P-211 – $678,000
Three units at Kalama Terrace, among the least-expensive of South Kihei’s vacation rental condos, were listed in April and early may. Unit P-107, like P-211 a 1-bedroom, came on at $599,000, and is the only vacation rental condo in Kihei at under $600,000. Unit P310, a 2-bedroom, was listed at $849,000.

ROYAL MAUIAN 104 – $2,050,000
Ideally located ocean front between Kamaole I and Kamaole II Beach, with easy access to both, the Royal Mauian is one of South Maui’s most desirable vacation rental properties. We manage unit 309 Vacation-Maui.net: Royal Mauian 309 in South Maui | Vacation Maui.
Unit 104 is a rare ground floor ocean front unit, and it lacks nothing to be a top-producing vacation rental. Soothing tones, upscale furnishings, split-system AC, and a beautifully remodeled kitchen – along with ground floor access to the beach lawn in front – make this unit an instant rental superstar. We’ve hit 80+% consistently with 309, and this one would fit beautifully in our portfolio. ISLAND SURF 209 - $699,000
Located directly across the street from Maui’s Surf cove and close to Kamaole I Beach, Island Surf is an iconic property that features great ocean views. Unit 209 is a second-floor 1-bedroom, listed at $699,000. We manage unit 304 Vacation-Maui.net: Island Surf 304 in South Maui | Vacation Maui, which averages around 80% occupancy and is a consistent guest favorite.
