Certainly it is the location of the Kamaole Sands – directly across the street from stunning Kamaole III Beach, with its golden sand, sloping lawn, and warm-water swimming and snorkeling – that is at the root of the property’s appeal as one of the top-performing Kihei vacation rental condos. However, there is a lot more to like about the property, which has shown meteoric appreciation in the Maui real estate market in recent years.

The Kamaole Sands is nestled on 15 acres that showcases dozens of varieties of tropical flowers, trees, and plants, and features a horseshoe shaped inner courtyard. At its centerpiece is the largest resort pool in South Kihei, which is accompanied by two spas, a kid’s wading pool and a small fitness center. In the more than 200 condos for sale in Kihei currently, there are 5 listings at Kamaole Sands. The Maui real estate market has shifted dramatically over the past few years, from a typical level of 20+ units for sale at the property to today’s limited inventory.

The highly desirable Kihei vacation rental property features mostly one- and two-bedroom units, with a handful of three-bedrooms mixed in. They’re well-sized by vacation rental standards, with the 1-bedroom units encompassing 818 square feet and two bathrooms, and the 2-bedroom condos spanning up to 1188 square feet. The 2-bedroom units share two layouts, one with a loft bedroom and rich, wood spiral staircase, the other on a single level. There are 2 sizes of lanais, and the larger ones are coveted.

The courtyard takes a horseshoe shape and seven of the ten buildings wrap around the main part of the grounds, which feature well-placed gas grills. Three of the buildings (4, 8 and 9) are on the perimeter; while they’re a little more private, they’re also subject to a bit more road and driveway noise. Traditionally, courtyard units command higher prices, although the perimeter buildings have sold briskly and at high prices during this market.

The Kamaole Sands is the largest Kihei vacation rental resort with 382 units. The arrangement of the buildings and size of the property helps maintain a quiet, pleasant vibe, and the property is a popular destination for both couples and families.

If you’re exploring condos for sale in Kihei and ROI is a priority, the Kamaole Sands should be on your short list. Our aggregate occupancy rate for the property was over 80% in 2021. Rates start at $189 a night (low season) for 1-bedroom units (some rent for as much as $339 in low), to an average of $279 for high season (some are as much as $409 per night). Two-bedroom units typically start at $279 a night in low, and $339 in high, with some units renting for much more.   • Buildings 2 and 3 quieter
  • Three small pools, one for each building
  • Tennis courts, elevators, barbeque areas
  • Washer dryers in units
  • Many individually owned units have undergone renovation in last few years
  • Well reviewed, guests love the value – a fully equipped condo with everything you need for as little as $150 a night (see for the rate range – we mange several there)
