Vacation-Maui.net, manages four units at Wailea Ekolu, and despite an overall island slide in occupancy, demand at these units remains brisk as we move into April. Our business model of limiting the number of units we manage at each complex, with 71 total under management, continues to pay dividends for our owners. We manage four units at Wailea Ekolu, and all have done extremely well this year despite the reduced Maui visitor count and underwhelming island occupancy rate.
Getting bookings was a dogfight this high season, a sharp contrast from record-setting 2023, when rates and occupancy hit an all-time high. Our combined occupancy at Wailea Ekolu for January through March was a very satisfying 82%. This held with our three 2-bedroom units (102, 310, and 510), which commanded a median of $489 average daily rate during this period, with a high of $595 per night. Unit 407, a 1-bedroom with a beautiful view, hit 81% with rates ranging from a low of $379 to a high of $539.
