Wailea Ekolu Rental Overview

With vacation rental occupancy in South Maui hitting barely 40% and occupancy at Ekolu rentals overall at about 50%, we have to brag a bit: our four Ekolu units under management hit a combined occupancy rate of 72% in April, down just 8% from previous peak years. We manage three 2-bedroom units (102, 310, and 510), which averaged 78% occupancy.
We were able to hold the line on rates as well. Unit 310 averaged a stunning $419 per night, while unit 510 hit $416. We incentivized rentals at unit 102 for one stay ($299 per night), and still managed to average $384 per night. Given the market, it was a stellar month for our Ekolu owners. We recently put a new commission structure in play, eliminating all credit card and other fees. Many owners are paying upwards of 30% management commission without realizing it, with all the built-in fees. Our new flat rate of 25% includes absolutely everything.
